Rental Terms and Fees
To tour our community, please bring a physical government-issued photo ID for check-in, as digital copies cannot be accepted. A phone or notebook is helpful for taking photos and notes, along with any questions you’d like to ask. If you’re moving with a roommate or partner, we recommend they also join the tour. We look forward to showing you around!
To secure an apartment, complete our online application by clicking “Apply Now” on our website. Please have your social security number, driver’s license number, and payment method ready for the application fee and security deposit. If income verification is required, acceptable documents include recent pay stubs, tax returns, offer letters, or a linked bank account.
Our lease terms range from 13 to 15 month, depending on availability. Short-term fees apply. Please contact us for more details.
Yes, if your application is approved, a security deposit of $300 to equal to 1 months’ rent, depending on the screening of credit history and/or income verification, is required. If your application is initially declined, but later approved through our program, the deposit could be greater. The security deposit is refundable, but it may not be refunded due to damages to the apartment beyond normal wear and tear, unpaid rent, or other lease violations. More details can be found in the lease agreement.
If we can’t approve your application, third-party approval programs may still be able to, but you’ll need to provide an additional deposit directly to them.
The application fee is $75 per person, including guarantors, and is non-refundable, while a $155 administrative fee is refundable if the application is denied. Tech & Convenience Package: $150 monthly, which includes internet (wi-fi), valet trash service, Smart Rent smart home technology and controlled access, and pest control.
Residents are responsible for water/sewer, electricity, and renters’ insurance. Your electricity will be billed through your energy provider, and your water and sewer will be billed through the property management and added to your monthly rent statement.
Rent is due on the 1st of every month. Late fees are charged when rent is past due. We accept electronic payments through our Thompson Thrift resident portal app (Apple / Android) via checking account, debit card, credit card, or ACH payments.
Yes. We partner with Flex, which allows residents to split their rent into two monthly payments.
We will contact you about 3 months before your lease expires with renewal options. Rental rates may differ from your current rate based on the apartment’s fair market value at that time. Multiple lease term options may be available, though short-term fees can apply. Renewals can be completed electronically through the Thompson Thrift resident portal app (Apple / Android). If you do not plan to renew, your lease requires a written 60-day notice before your expiration date.
Policies and Rules
Yes, renters’ insurance is required for each household. You must carry at least $100,000 in personal liability coverage, protecting against potential property damages. While only liability coverage is required, we strongly recommend a policy covering your personal belongings. For convenience, we offer a cost-effective plan through ePremium starting at $12 per month.
Yes, pets are allowed. Dogs and cats are permitted, with a maximum of 2 pets per apartment. There are no breed or weight restrictions. There is a $300 pet deposit due at move in. Additionally, pet rent is $35/month.
Guests may stay for up to 14 consecutive days. Any guest staying longer must be added to the lease.
Your lease agreement requires a 60-day written notice.
If you end your lease early, any discounts or specials you received must be repaid in full. A lease termination fee equal to 2 months’ rent is also required and is due when you submit your notice to vacate.

All our available apartments come fully equipped with state-of-the-art appliances.
An accessible apartment is an apartment that is easy for people with disabilities to enter and use. Accessible apartments are designed to meet the requirements of the Fair Housing Act and the Americans with Disabilities Act (ADA).
We will grant requests for accommodations or modifications that are reasonable and necessary due to a disability if they do not create an undue financial or administrative burden or fundamentally alter the services and resources provided in our housing program.
Service requests can be submitted through the Thompson Thrift resident portal app (Apple / Android) or by contacting the leasing office. Requests are prioritized based on the order received and the severity of the issue. Most requests are addressed within 24-48 hours, depending on urgency. During business hours, maintenance calls will go through the office. Maintenance calls will go directly to our on-call maintenance staff outside of business hours.
